Occupancy

The occupancy of a VRD is calculated by multiplying the number of bedrooms by 3 persons over the age of three. The Building Official has determined that VRDs will not be granted an occupancy of more than 10 persons unless the VRD is equiped with a fire suppression sprinkler system.

The Seaside Planning Commision has determined that in no event will an occupancy of more than 12 persons be granted, regardless of the number of bedrooms. 

Occupancies may be reduced during the review of an application to limit the impact on the surrounding neighborhood. VRDs that do not meet the parking requirement for the total number of bedrooms will have their occupancies reduced in relation to the number of off street parking spaces availalbe.

For example:

A three bedroom VRD would be required to have a total of 3 off-street parking spaces to be granted the maximum occupancy of 9 persons over the age of three. If the VRD only has two off-street parking spaces the VRD will be granted a reduced occupancy of 6 persons over the age of three, essentially limiting the occupancy to that of a two bedroom VRD due to the limited amount of parking. 

Occupancies may be reduced pursuant to multiple complaints regarding parking, noise, over occupancy, or the VRD having a negative impact on surrounding neighbors.
